The Wimbledon flat market is starting to buzz. After several months of remarkably little inactivity things are beginning to pick-up with several new properties entering the market and an upswing in viewings and transactions.

Sales completed in the last few weeks include several £2m apartments with spectacular views overlooking the Common at Southside, numerous good value for money properties along Edge Hill, The Downs, Clifton Road, Queens Road and Wimbledon Hill Road.

What is particularly notable is the general improvement in the standard of refurbishment of new properties entering the market. Presumably this reflects the more competitive property market and the additional investment vendors and landlords are prepared to make.

So we start 2009 with our selection of the best Wimbledon flats to buy and rent.

Wimbledon Flats to Rent

If you want to be part of the vibrant Village life then there’s a choice of two flats in Courthope Road, one street away from the High St but nicely secluded. The detached house contains a 1 bed ground floor flat for £875 pcm and a 2 bed 2nd floor flat for £925 pcm.

If you are a commuter and proximity to public transport is important then we recommend you take a look at three local flats. In Hartfield Road, 2 minutes from Wimbledon mainline and underground station is a completely refurbished house offering 1 double, 1 single, garden and parking for £1,100 pcm.

Alternatively, there’s a nice 2 double bed flat in Arthur Road which is close to the wonderful Wimbledon Park with its excellent public tennis courts, golf course and boating lake. The rent is £1,150 pcm. A bit further out and close to Raynes Park mainline station is a 2 double bed flat along Worple Road with bathroom and separate shower room. £1,050 pcm.

Maybe you want to make most use of Wimbledon Common and its 1,100 acres of woodland. If so, there’s a 2 double bed flat in a lovely Victorian conversion on Thornton Hill for £1,250 pcm. If you’re looking to perhaps share a property close to the Village and Common then you should take a look at a super new property about to enter the rental market. This is a detached Victorian house, recently refurbished, along Ridgway which offers 4 double beds, 2 bathrooms, garden and off-street parking for £2,100 pcm. Ask Hawes for details.

For prestige locations in Wimbledon, Westside, next to the common and adjacent the Fox & Grapes is one the best. Here on offer is a 1 bed flat within a lovely grade 11 listed mansion with off-street parking. The flat has been stripped out and is now ready for refurbishment making it a great opportunity to impose your own design tastes. £275,000.

Another extremely desirable location is St Mary’s Road which is close to the Village and just over five minutes walk to the station. On offer here is a modernised 2 bed flat within the old vicarage complete with lounge / dining room, communal gardens and garage. £345,000.

We particularly like the 3 double bed flat in Arterberry Road, occupying as it does the entire 2nd floor of this detached double-fronted Victorian house. The flat has two bathrooms is very light and spacious and comes with its own garage. Arterberry Road is approximately seven minutes walk to the Village, is well served by the 200 bus that runs along Ridgway every ten minutes or so and is just two streets away from the Common.£399,950.

If you want to be in the heart of the Village then we recommend this flat on the High St nearly opposite the Common. 2 bedrooms, 2 bathrooms (1 en-suite), light and spacious and nicely appointed £425,000.

In Wimbledon town centre, we recommend this flat in Russell Road which is close to the Broadway and Wimbledon station. Spread over 2 floors the flat contains 2 double bedrooms, fully-fitted kitchen and modern bathroom. It is extremely well appointed and well worth a viewing. £335,000.

Finally, our pick from the budget conscious sector of the market is located in Kingston Road. This 1 double bed split level flat has much to recommend it including tasteful modern décor, light and spacious rooms, balcony, intercom and excellent views of Wimbledon hill. It is also convenient for Wimbledon Chase mainline station. £229,950.
